Katy is where the Houston metro grew fastest, and the growth created a pest environment that is genuinely different from the rest of the city. The western Katy subdivisions went in on the back of the 2010s and 2020s construction boom — builder-grade slabs, builder-grade termite treatment (or none at all), and a lot of decorative mulch beds laid right against the foundation. Older Katy, toward the Fort Bend County line, is a different problem set entirely: mature shade trees, a lot of standing water, and rat pressure from the bayou and rail corridor.
New Katy construction vs old Katy homes
In the master-planned communities north and west of the Grand Parkway, we spend most of our first visits dealing with termite pressure in slab homes that were built in the 2015-2020 window, when building codes and developer budgets were tight. In older Katy neighbourhoods — the original subdivisions east of the Katy Fort Bend Road corridor — we see more German cockroach activity from dense tree cover and more roof rat activity from the mature canopy. The treatment plan is completely different, which is why we inspect rather than quote a generic package.
Mulch, irrigation and the foundation perimeter
The most common finding in Katy is a foundation perimeter buried in two to four inches of decorative mulch. Mulch holds moisture against the slab edge, which is exactly what subterranean termites need, and it also gives ants a highway straight to your door. We will tell you if this is the case at your house, and it is genuinely a fifteen-minute fix — pull the mulch back six inches, and your termite pressure drops measurably.
Yard mosquitoes in Katy
Katy has plenty of standing water: retention ponds that stay wet past the rain, low points in the back fence line, and newer lots that graded poorly and hold water in the rear corners. The homes backing up to the Cypress Knee Highway greenbelt and the wooded sections near the Jones Creek trails get noticeably heavier mosquito pressure than the rest of the neighbourhood. Mosquito treatment on a 2-3 week cycle is the only thing that reliably keeps a backyard usable.

Usually moisture. If mulch or landscaping is touching the foundation, or the lot drains toward the house, the soil stays damp and attractive to termites year-round — and a barrier in damp soil degrades faster. We fix the moisture as part of the treatment, because chemicals alone will not hold in wet soil.
Yes, and we recommend it. A pre-construction or post-construction termite inspection and treatment is cheap compared to the cost of remediating damage in a house with a slab and minimal clearance. If you are building or have just closed on a new home, call before you move in.
Quarterly residential plans start at $39 per month with a one-year agreement. One-time treatments for a single active problem are quoted after a free inspection, because the price depends on the pest, the extent, and the property size. We quote a firm price before any work starts.
